



2.5 hours from Paris, an elegant 18th-century master house, its outbuildings and its park overlooking the Nivernais Canal. The landscape, varied and shaped by the confluence of several rivers and flat towpaths, forms a bocage countryside with hedges and wooded banks. Located near the foothills of the Morvan Regional Natural Park, it includes forested areas and high vantage points with spectacular views. The village, perched on high ground, is crossed by numerous alleyways lined with stone houses. Reaching the summit of the town, a church from the 11th century, listed as a historical monument, faces a large square. The residence, built around 1750, stands nearby, with its ornate gate. Its main facade faces west. A large enclosed courtyard, bordered on one side by a log pile and on the other by two outbuildings (used as a workshop, boiler room and garage), allows vehicle parking. To the south extends the park, walled and wooded, overlooking the Nivernais Canal and including a conservatory orchard as well as a habitable longère. Farther north, opposite the other outbuildings (a small house, sheds and old rabbit hutches), sits a well-tended kitchen garden. A small driveway leads directly to the inner courtyard of the house. A stone well, over 25 m deep and fed by a spring, ensures a good water supply year-round. The dwelling rises to three levels, and its facade features numerous bays framed by wooden, semi-louvered shutters. A wooden, glazed door with a glass transom marks the main entrance, preceded by a small stone porch. The roof, with two slopes of Burgundy flat tiles and restored in 2016, is dotted with several chimneystacks. While the ground floor traditionally houses living spaces and the first bedroom, the upper floors concentrate the bedrooms: five on the first floor with three bathrooms or shower rooms and one very large room with a bathroom and wardrobe on the second floor, in the attic. The outbuildings, built of stone or brick and covered with traditional roof tiles or flat metal, contribute to a coherent and robust architectural ensemble.
