



Land with 121 hectares in Monchique, Caldas de Monchique. The land corresponds to a single cadastral parcel located in the municipality and parish of Monchique with a total declared area of soil of 121.712 ha and designated as Alcaria. The name Alcaria derives from the Arabic term for a country house or farm and was formerly called Alcaria Do Banho due to one of the property's watercourses, with this name, being part of the streams that supply the Caldas de Monchique Thermal Station, which border the property. The analyzed parcel is about 5 kilometers south of the Monchique City Hall and lies to the west of the Termais Das Caldas De Monchique site. From the site to the center of Portimão it is necessary to travel via EN266 for almost 20 kilometers, and it is about 15 kilometers from the A22 Infante motorway junction. The land also has good access to the Costa Vicentina, located a little over 30 kilometers from the town hall headquarters of Aljezur. The area is characterized by exceptional scenic quality typical of the Serra Algarvia, at the transition between the Serra de Espinhaço de Cão and the Serra de Monchique, with the splendor characteristic of its geomorphology and its fauna and flora. It is possible to benefit from magnificent viewpoints, notably Cerro da Arriqueta, from where there are panoramic 360 views of long horizons, always with the sea in the background and/or a dynamic and pronounced relief. According to municipal information, the parcel under analysis may have 200,000 m2 available for tourism development. It is believed that the site has good characteristics for the development of a quality integrated tourism operation (minimum 4) that is essentially based on the cultural and traditional values of the Algarve mountains and the enhancement of the natural and built heritage existing in the region. In any case, the functional relationship and proximity to the Caldas de Monchique Hot Springs, already mentioned, located to the west of the analyzed land, should always be valued, as well as the local forestry production (marinhos oaks, cork oaks, strawberry trees), which could even constitute an additional and complementary profitability to the tourism development of the site. The tourism developments that are established in the area should adhere to an excellent quality of service for users and should have a strong health and well-being tourism component, with specialization in the geriatrics sector and natural products.
