Property identification: ZMPT569071 INFORMATION ON THE REQUEST FOR PRIOR INFORMATION, DESCRIPTIVE MEMORANDUM AND JUSTIFICATION: The land is located in an area of the city of Braga that, despite being peripheral in the past, presenting itself as a little uncharacterized and urbanistically dispersed, is now an area in full revaluation and one of the gateways to the Braga Exhibition Park. To the north of the land, the Este River is unpolluted and plays a leading role in the dynamics of the city, with an extensive pedestrian path along its route. To the east, the Braga Exhibition Park, also renovated, houses the new Convention Center - Altice Forum Braga. Urbanistically, the surroundings are very varied, both in the more or less dispersed density, in the volume with 2-storey houses and 6-storey collective housing buildings, and in the typology with housing, commerce and equipment. This diversity is reflected in the PDM Soil Classification and Qualification plan in force. The surroundings are on urbanized land including Residential Spaces - ER2, ER4 and ER5, Economic Activities Spaces - AE3 and Special Use Spaces - Ul1. The land object of this Request for Prior Information is included in the PDM on urbanizable land in Special Use Space - Ul1 - Equipment. Volumetrically, we are limited to 2 bodies, a lower one with 5 floors above the threshold level and which follows Rua Augusto Veloso, aligning its height with that of the building that is located on the other side of the street, and another higher, with 10 floors above the threshold level. According to article 105 of the PDM and the attached table - Zone B, which defines the minimum parking parameters, we have: - Gross service area - 1,739m2, which is equivalent to 34 parking spaces (17 public + 17 private) - With 70 rooms expected, these require 28 parking spaces, considering 40% of the accommodation units for a 4 to 5 star establishment. In addition to the 13 public parking spaces next to the street, the building has 3 basement floors for parking, totaling an area of 2,804.7m2. This area will be enough to house the 62 places provided for in the PDM. A hotel equipment is only economically viable, with strong accommodation capacity, scale and project quality. This is what is proposed, a reference of great quality in the west access of the Braga Exhibition Park, a true "landmark". The formal quality and materials to be applied will obviously be in line with the quality of the Forum's equipment, as well as the national and international events that take place there and greatly prestige the city. It is also a volumetric counterpoint to the Convention Center. The planned implementation aligns with Rua Augusto Veloso, with a total area of 454.3m2 being ceded to the public domain, which allows the street layout to be corrected, creating a public parking strip with 13 spaces (2.25x5.00m), and a sidewalk 3m wide punctuated by boilers with 8 medium-sized trees.
