Mon311 In the heart of the Val d'Orcia, on the hills of Montalcino, this 11th-century medieval estate protects one of Italy's most unique viticultural practices: the vines grow accompanied by classical melodies, broadcast through hundreds of strategically placed Bose speakers among the rows. A choice born from agronomic research conducted by the Universities of Florence and Pisa, which explored the effects of musical frequencies on plant health. The vineyard and cellar The estate covers 3.9 hectares in total of which 2.95 ha are Brunello di Montalcino Docg and 0.95 ha Rosso di Montalcino Doc 100% Sangiovese Grosso trained to guyot and spur pruned with a density of 5,000 plants per hectare on clayey-silty soil at 250 to 330 m above sea level. The wine cellar extends over 800 m² with over 50 French oak tonneaus for aging. Technology and agricultural machinery are included in the sale. Annual production is about 37,500 bottles distributed over two labels: Brunello di Montalcino Docg and Rosso di Montalcino Doc. The villa The manor villa of 307 m² is spread over two levels with independent access. Ground floor: living room with kitchen, veranda with fireplace, master bedroom with en-suite bath, reception/living area and laundry. First floor: study with terrace, two master bedrooms with private bathrooms (one with a bath) and two communicating twin bedrooms. The accommodations The guest farmhouse of 188 m² comprises two independent apartments: The First: 80 m² with living room with fireplace, equipped kitchenette, 2 bedrooms, 2 bathrooms and covered terrace The Second: 35 m² with living room with kitchenette, 1 bedroom, 1 bathroom and terrace. Both overlook the panoramic L-shaped swimming pool. Terracotta floors, exposed beams, stone and bricks blend with contemporary comforts such as air conditioning. A photovoltaic system ensures energy efficiency for residential and production areas. All on about 7.3 hectares among vineyards, olive grove with 60 trees, coppice woodland and gardens with a view of the Sienese countryside that opens up, wide and quiet, toward the horizon.
