This unique, unobstructed house on the hill directly above La Spezia offers a stunning panoramic view over the bay and the surrounding mountains. The detached, three-storey building gives a clear view of the town, the Gulf of La Spezia, the surrounding olive groves and, in the distance, the Apuan Alps. Surrounded by a lovingly tended garden of approx. 4,000 m², this villa is located in an oasis of nature and tranquillity, a real paradise. Despite this tranquillity and seclusion, however, you only need a few minutes to reach the centre of the town as well as the sea. The former stone farmhouse was extensively rebuilt and restored between 2003 and 2007, preserving the charm of the old house using only local natural stones and precious materials. The house has three floors. On the lower floor, with access to the courtyard and garden, there are three bedrooms, each with its own bathroom, a loggia (approx. 21 m²), a utility room and a Wc. The upper two-storey flat with access to the upper garden is reached from the paved courtyard via a wide external staircase. A large portico (approx. 22 m²) forms the entrance area. From here you enter the flat through a bright entrance hall with a fireplace. Two large living rooms and bedrooms, each with their own beautiful bathrooms, adjoin this entrance area. Due to the preserved structure of the old farmhouse, the two rooms have a very different character. All floors are covered with terracotta tiles. From both rooms you can access a shared terrace (approx. 21 m²) with a beautiful view of the gardens and hills to the west. On the top floor, accessible via an internal staircase from the entrance as well as via an external staircase, you enter a light-flooded living and dining area spanning the house with an integrated adjacent modern kitchen. The room features a high ceiling of chestnut beams and terracotta flooring throughout. A modern fireplace open on two sides is an eye-catcher in the centre of the room. Many windows and floor-to-ceiling glass doors, set in chestnut wood, guarantee a beautiful all-round view. Patio doors lead to another spacious veranda with a dreamlike panoramic view, which opens in three directions. Different room zones of the upper floor are created by open transitions and natural room dividers such as the fireplace or a flat shelf made of local stone. This creates permeable, spacious and open areas of living, dining and kitchen, which at the same time naturally integrate the outdoor space. Adjacent on the upper floor, the living area is complemented by a small toilet. The extensive garden surrounding the house extends over numerous terraces with olive and fruit trees as well as a large selection of native and other ornamental plants. The garden is particularly attractive because of two large overgrown garden pavilions with large stone tables underneath one of the pavilions is complemented by a romantic garden pond that is fed by the house's own well. There you can also have lunch and relax in the shady greenery. It is possible to build a pool. The driveway and the courtyard of the house impress with a wide courtyard (approx. 310 m²) paved with handmade stones (Mattoni Pietra Toscana), which flows directly into the surrounding garden. You reach the property via a private road that ends at the house at a large wrought-iron gate. Two paved lanes have been laid out on the road of the property. Three large garages (approx. 51 m²) are set into the ground in the hillside by the house, which can be used as additional storage space.
