In the territory of Cisternino, just 5 kilometers from its famous historic center, one of the most beautiful villages in Italy, this beautiful stone farmhouse was built in the early 1900s. The property sits at the foot of the charming Figazzano village and, although located in a developed area, it retains all the features of a rural estate. On one side the village borders the property, while the rest of the farmhouse is surrounded by land with terraced olive trees and majestic oaks; downstream the land borders the famous aqueduct canal, a 500 km cycle and hiking route that follows the path of two historic aqueduct conduits from Caposele (Av) to Santa Maria di Leuca (Le). It is a unique breccia route suitable for cycling or walking, crossing three southern regions (Campania, Basilicata, and Puglia), popular with tourists and nature lovers, offering views of the Itria Valley that would be impossible to see by car. Beyond the canal is a beautiful oak forest and Mediterranean scrub, culminating in the splendor of the Itria Valley. Thanks to its elevated position, there is a stunning view of the Itria Valley and the historic part of the wonderful town of Locorotondo, only 4 km away. The property is divided into four blocks. The first and largest block comprises the farmhouse, which develops over three levels plus the terrace. The lowest level is the basement, though it is open on two sides due to the terrain; this portion is currently used as a storage area and is in a rough state. The ground floor features three entrances, including one from the carriage gate. There is a large hall with star vaults leading to a bright second hall with beautiful star vaults; facing it, a doorway provides access to a more recently constructed area with a large entrance hall, a bathroom, and a large storage room, plus a lovely terrace. The ceiling of the basement allows a wonderful view of Locorotondo. To the left of the main entrance hall, a small living room with a prominent, imposing fireplace opens, and to the right is the kitchen with access to stairs to the first floor and, on the far side, a room with star vaults. From the grand entrance room, via the kitchen or directly from the outside courtyard, you can access stairs to the first floor. Midway up the stairs are two large rooms formerly used as storage; continuing up, you reach the noble floor, where the lords lived. Immediately to the right is the grand reception room, featuring a carriage-style ceiling with a central rose window, a beautiful floor in handmade cement tiles that is perfectly preserved, and access to the balcony overlooking the property and the valley. From the room, passing through the period blue-glass wooden doors, you reach two master bedrooms and a corridor leading to a bathroom. Through the door on the left of the stairs, you access the living area on the first floor, with a large room and a fireplace and a bedroom. From the fireplace room you reach the stair to the terrace; once on the terrace, the view becomes breathtakingthe entire Itria Valley at your disposal. The property also includes about 7,000 sqm of land with a bread oven room, old stables that could be converted into a dependance with a private garden, another small lamia, and a large, impressive courtyard facing the valley, fully paved in stone. The structure is very bright, every room has at least one window, and it is served by the aqueduct. It does not require major renovation work except for the stables and the basement. It is easily accessible via paved road, while from the aqueduct canal you can cross the entire Itria Valley on foot or by bike, enjoying the peace of the Puglian countryside without car traffic.
